Modular Architecture: Definition & Techniques

Modular construction saves time and money, as it can be made in a factory, and foundations are simultaneously performed on the assembly site and can save up to 25% in labor costs. There is no possibility of weather or geographical problems, as the modules are created in a controlled environment and can be easily transported to different locations relatively seamlessly. These advantages combined also cause a lower volume of waste, both during and after construction. Propchk offers comprehensive home inspection services to verify the structural integrity and safety of modular construction projects. With Propchk, you can ensure every module meets the highest standards, giving you peace of mind for a future-ready home. In the healthcare industry, modular buildings are suitable for medical offices, clinics, outpatient facilities, and even hospitals.

Design and Customization

The Holiday Inn Express project came to us through the principal contractor, Bowmer & Kirkland. Planning had been achieved for a hotel at the Holiday Inn Express site, but the client wanted to change to a volumetric modular approach. Bowmer & Kirkland were eager for us to come on board because they needed a firm of architects with whom they were comfortable working and who had the skills to work on a project of this type. In this Insight Paper, Director Michael Swiszczowski discusses modular construction, particularly its role in addressing the UK’s building capacity problem. 3D modules maximize productivity and typically only need to be connected to a pre-existing product before it can be deemed “finished”.

Sustainability and Efficiency

With modular construction, it’s important to establish roles and responsibilities of the structural engineer(s) early in design. Some projects will have a modular structural Engineer of Record (EOR) who is responsible for design of the factory-built portions. This engineer will provide building loads from the modular structure(s) to the site EOR, who is responsible for designing the foundations and podium.

🏢 Applications of Modular Construction

The Internet of Things (IoT) is revolutionizing the management and optimization of modular structures by making them smarter and more responsive. Innovative applications allow for efficient energy and spatial management, as well as improvements in security. Preventive maintenance through IoT extends the lifespan of structures and optimizes resource use. Wood may seem weak compared to the strength of harder materials like concrete and steel, but it is one of the most versatile and durable materials used in construction. Its strength comes from storing carbon, which remains in the material and comprises 50% of its weight even after it has been harvested.

Once assembled, additional onsite work is carried out, such as connecting utilities, installing exterior cladding, or applying finishing touches. Born in the Philadelphia area and raised in Houston by a family who was predominately employed in heavy manufacturing. Herb took a liking to factory processes and later safety compliance where he has spent the last 13 years facilitating best practices and teaching updated regulations. When he isn’t studying safety reports and regulatory interpretations he enjoys racquetball and watching his favorite football team, the Dallas Cowboys.

As construction demands evolve, modular buildings will continue to rise—literally and figuratively—as the preferred method of modern construction. There is no absolute advantage or disadvantage between different types of modular construction methods. These are all issues that need to be considered when choosing a suitable construction type. stainless steel pool construction to easily incorporate these technologies into modular designs represents a significant step forward for eco-friendly construction. Structural Insulated Panels come in various types, each distinguished by the material used in the foam core. The three primary types are Expanded Polystyrene (EPS) Panels, Polyurethane (PUR) Panels, and Polyisocyanurate (PIR) Panels.
